By this time, you’re pre-approved for a mortgage and you’ve found a property that fits your needs and is within your budget. Your Avenue Agent will begin working on discovery. They will conduct an in-depth analysis of the property you’re intending on purchasing to ensure that all key factors affecting the property's value are disclosed to you and you are aware of the neighbourhood’s comparable property values.

Your agent will go through all the different negotiating styles available when dealing not only with this property, but with any specific listing agent or brokerage. Not every listing is the same and we have to adapt offer presentations and tactics to reach the best results.

Provide a deposit

Congratulations! You’ve conditionally purchased a property. What next? Every accepted offer must be accompanied by a deposit cheque from the buyer. Typically, the deposit amount works out to be around 1% of the purchase price depending on the type of market you’re in.

Your Avenue Agent will guide you on the best amount to offer as a deposit, if you find yourself in a bidding war. Keep in mind, your deposit must be submitted within 24 hours after acceptance of the offer. Not to worry, you will get your deposit back if you do not fulfill the conditions in your Accepted Offer.

Conditional period

After you’ve submitted your deposit, your Avenue Agent will begin assisting you in fulfilling your Offer Conditions. Common conditions found in offers are the financing and inspection conditions. Typically, you have 5 business days to get fully approved for financing and conduct your home inspection. Your Avenue Agent can refer a few banks or mortgage brokers and inspectors if you don’t have one readily available.

Firm up the deal

You’ve successfully satisfied your offer conditions and your agent has submitted the final documentation to the seller’s agent to finalize the deal. Now you must choose a lawyer to close the deal. If you do not have one in mind, ask your Avenue Agent for a few names, they’re equipped with a rolodex of contacts to better serve you.

Choose a lawyer

Your lawyer will be assisting in closing your transaction and transferring ownership from the home seller over to you. Your Avenue Agent can assist you in choosing a lawyer.

Closing date

It’s closing day! By now you must have booked movers, registered your children at the new school, and forwarded your mail to the new address. On closing day, your lawyer will call you at some point in the afternoon to come and pick up the keys to your new home.
